Property Manager represent each property owner to manage the property, finds suitable tenants, arrange rental paperwork, check property condition, collect rent from tenants and arrange property maintenance on owner’s behalf. The Property Manager is the contactor between the property owner and the tenants, if the tenants want to alter or amend the property or the rental agreement, all the requests need to go to the Property Manager first; once approval granted by the property owner, Property Manager will contact the tenants to proceed further.

Also, Property Manager will check the tenants’ rental payment on a timely basis to ensure no rent payment fall behind. If rent payment ever falls in arrears, Property Manager will follow the Tenancy Regulation to retrieve the owing balance from the tenants. Furthermore, eviction order will be applied on extreme circumstances to remove the tenants and get the property possession back. Authorised Property Manager can pay property related bills on the owner’s behalf, such as fixed wastewater charge, council rates, insurance fee, etc. Generally speaking, Property Manager manages the tenants and property on the owner’s behalf, so the Property Manager and property owner are bounded together very close.

Property management fee is charged on a percentage based on the property weekly rent, each management company have different fee structures, like in Auckland, most of the company charges 7-8% management fee; separate Letting fee and Administration fee will be charged to find tenants, those are one off fees, only occurs when finding new tenants. Insurance company normally request quarterly inspection from the property owner/Property Manager. Tenancy Tribunal cost will incur as well if Property Manager needs to solve certain dispute with the tenants at Tenancy Court.

  • Rental Letting Fee
